2017 Townhome Paver Project
There are several small strips of landscaping between the townhome driveways (islands) that will be replaced with brick pavers (Brown Tan 6x9/6x6 with Black border). Some islands have a small section of utility boxes which will be covered with river rock (utility box garden).
This will be funded from the townhome budget, we don't anticipate any increase in monthly HOA fees.

Motivations for Pavers
- These strips are too small and awkward to maintain landscaping
- Bushes on these strips encroach onto the driveways and interfere with the ability to park and open car doors
- Crepe myrtle tree limbs obstruct vehicles and drop unsightly flowers on vehicles and driveways
- The grass is in very poor condition from frequent driving/walking over and placing garbage/recycle cans for pickup/storage
- The sidewalk on some breezeway units is too narrow with the water faucet
- You can store garbage/recycle cans outside on these pavers without damaging existing landscaping
- Monthly landscaping fees will be reduced by 5-10%
- Monthly irrigation utilities (water/electric) will also be reduced 5-10%
- Monthly irrigation repairs will be dramatically reduced. The sprinkler heads are frequently broken from cars driving over them.
- Townhome pavers will improve the overall appearance of the community as many single family homes are doing paver projects as well. This will increase all of our property values.
Resident Preparations
Please help us finish this project quickly, safely and on budget by performing the following actions:
- Alleys will be coned off on specific days for paver install. Cars should be removed from the driveway on those days.
- The HOA will not be responsible for damage to vehicles that are not moved during work days.
- Cones will be temporarily moved Mon/Tue to allow county garbage/recycle pickup.
- Personal items must be removed from the islands.
- Water volunteers: We need one or two volunteers from each building to provide a small amount of water, a couple dollars worth.
- Cable damage: If the contractors damage your utility cable, email the HOA and call it into the utility company and it will be fixed at no charge.
NOTE: The county requires notarized authorization from each owner to install pavers. Without this authorization, river rock will be installed instead of pavers. The deadline to notarize is Fri Aug 11, 2017.

Completion
Once the project is complete you will be able to walk, drive, park and store authorized items on the pavers (on your property, of course). Authorized items include county garbage/recycle cans, potted plants, garden hose reel and (reluctantly) 2017 grandfathered rollaway basketball hoops. Clutter/waste may not be stored on the pavers, only placed for collection on the appropriate day.
Utility Box Garden
The only item allowed to be stored in the utility box garden is potted plants. If the garden is completely on your property or if your shared neighbor does not object you may request permission to remove the rocks and plant bushes, etc. You will be responsible for watering, fertilizing, keeping the area clean (no dirt on the driveways/pavers) and for any damage to the utilities. If your neighbors complain about the condition of the garden you will have to revert to the rocks. The rocks belong to the HOA so please keep them around until we can collect them.
Lava Rock Upgrade
The utility companies require a small strip of rock running from the utility boxes to the building. This added area of rock prohibits the HOA from funding the red volcanic lava rock, regular river rock will be used instead. If you want to upgrade to lava rock at your expense, the cost is $250 paid in advance of rock installation.
